You ever trust a Zestimate and then check your horoscope for investment advice? Same energy. 

Zillow's "Zestimate" is the online real estate version of WebMD. It takes five random symptoms (square footage, number of beds, recent sales), spits out a number, and suddenly your house is worth $80K more than your neighbor's identical twin property... because you added a ceiling fan in 2019. 

Let's be clear: the Zestimate is not a real valuation. It's an algorithmic guess based on incomplete, outdated, and often just plain wrong information. And yet, it keeps popping up in conversations like that one guy at the party who starts every sentence with, "Well, actually..."

Why the Zestimate Is (Usually) Garbage 

  1. It Doesn't Know Your Home's Condition 

The Zestimate doesn't know about your 1980s kitchen, your half-finished basement, or the pet-stained carpet your dog 'customized.' It assumes your home is average - and average doesn't sell well. 

  1. It Ignores Neighborhood Nuances 

Two homes a block apart can have totally different values based on school districts, traffic noise, or whether Karen across the street yells at kids from her porch. Algorithms don't get that. 

  1. It's Easily Fooled by Irrelevant Sales 

A flipped house nearby with quartz counters and LED toilets sells high, and suddenly Zillow thinks you have those things too. (Spoiler alert: you don't.)

How to Actually Price Your Home (and Not Embarrass Yourself) 

With a real human. Preferably one who doesn't use a Magic 8-Ball, Zillow, or vibes alone. A good agent (hi, that's me) looks at:

- Market data like inventory, buyer demand, and interest rates 

- Local context that algorithms miss

Final Thought: Don't Be That Seller 

If you're planning to sell and you quote your Zestimate like it's gospel, don't be shocked when buyers ghost you harder than a bad Tinder date.
